Where is Cimarron in El Paso and what is it near? Cimarron is a West Side area built around the Canyons at Cimarron retail district, with modern new-construction homes, apartments, and a walkable mix of restaurants, shops, and medical offices right at your doorstep.
Cimarron Canyon is one of the West Side's most in-demand new-construction neighborhoods, set against the Franklin Mountains, but homes there sell fast and inventory stays tight. This spotlight points you to the area just east of Cimarron Canyon, which keeps the same proximity to that shopping and dining without the same scramble for listings. You can walk or bike to the canyons district, with options like Smoothie King, Anytime Fitness, restaurants, and nail and medical services, plus a modern elementary campus nearby. The builders, by their own account, cannot put up the new homes fast enough. Apartments like Las Mansiones at Cimarron sit right in the retail space for renters who want to be in the middle of it all.
Hey guys, it's John Peña, your favorite El Paso real estate agent here, living in El Paso, Texas. And I wanted to do some more videos to kind of show you the areas, that's what a lot of people like about this channel, is you get to see what the places look like, the different
areas of town. And in one of the last videos, I featured Cimarron Canyons, which is a neighborhood on the west side, a lot of new construction, modern aesthetic, super awesome. And it's right by the canyons, that retail shopping district that has a great walkability,
can bike down there, walk down there, push the baby stroller, all of that. And that area is great, and as I'm going to show you, they're really trying to expand and build it up. And at the same time though, it's pretty, the demand, there's not a lot of homes for
sale there, is what I'm trying to say. So I wanted to give you another option. This is very, very close to that Cimarron Canyons area, but a little far east, I'll pop up the map so you can see exactly what I'm talking about.
But it has the same proximity to those retail and all that shopping, which I'm going to show you a little bit better, I think, in this video. And also, some people are reaching out to me about apartments, right? And these are a fantastic option if you want, and I'm sure these are, I'm sure they're not
giving these away, okay? But Las Manciones at Cimarron, I'm literally standing in the retail space, so I mean, you're literally right by the restaurants, the shopping, the nails, there's even some medical stuff over here.
So, it's another option for you, and this channel, really quite honestly, is turning into a showcase, a display of homes, apartments, retail, all of the awesome stuff that makes El Paso awesome, which really, quite honestly, is a community. Also, I want to speak to that point for a second.
Some people have been reaching out to me, and I keep getting these questions every once in a while, how safe is it? El Paso is very safe. Do you need to speak Spanish?
Absolutely not. My Spanish is terrible. Mi Espanol es muy mal. So, I mean, it's a loving, beautiful, great, respectful community, so anything that you

get your Smoothie King, or you go to Anytime Fitness, and then you go to Smoothie King. This is Congressman Silvestre and Carolina Reyes School. I believe this is an elementary. This is very nice, modern, YWCA after-school program at this school.
Now, when I talk about the schools being nice, and property taxes going into the investment of our young people, this is what I'm talking about. This is the beautiful campus of the Franklin Mountains. It's a pretty epic background.

I speak for the builders and say that they cannot build them fast enough. I think this is a fantastic area. The Franklin Mountains there, not a lot of development anywhere around here. Right now, I'm looking kind of west-southwest.
So, like I said, they're building them, just not fast enough. But they're definitely building them.
