What are the best neighborhoods in Northeast El Paso? Two newer standouts are North Hills and Mesquite Hills, set against the east side of the Franklin Mountains with great mountain views, close to Fort Bliss and the airport, and a Northeast average around $183,000.
The Northeast is one of El Paso's older, more established areas, east of the Franklin Mountains on both sides of Highway 54, with homes from 1949 to 2021 ranging $70,000 to $586,000. It is a strong value spot for smaller two-bedroom homes in the $100,000 to $200,000 range, popular with military families and investors for rentals. You have a Walmart Supercenter and Neighborhood Market, 16-plus schools, a Providence hospital, the VA Medical Center, and the Fort Bliss Underwood Golf Complex. North Hills, west of I-54 right by the mountains, was built 1990 to 2005 and runs $155,000 to $405,000 averaging $250,000. Mesquite Hills, a newer pocket on the north side built from 2007, ranges $127,000 to $290,000 averaging $191,000 near Dyer Street.

El Paso, or PCSing to Fort Bliss. In this episode, we're going to talk a little bit about the Northeast. We wanted to have videos that showcased every part of town that most folks might consider if they're looking for a residential or a single family home.
The Northeast is definitely one of those areas to be considered. The Northeast is one of the older areas of El Paso, so it's been around for a while. Kind of like the west side, kind of like the east side. Some of the newer areas, the Far East, Horizon City, those have come along sort of after.
So the Northeast has been here for a while, and it makes a lot of sense why it's been here because it's on the east side of the Franklin Mountains. And due to that, there's so much real estate in there where people can get up, like we are here, and get a nice view, a nice line of sight.
And so it makes complete sense why so many people back in the day decided to develop the Northeast. And when I say back in the day, I'm talking, you know, there's homes here, 30s, 40s, 50s, 60s, you know.
So we are going to show you two areas that are a little bit newer in the Northeast, the North Hills and Mesquite Hills. But the Northeast, to me at least, kind of the traditional Northeast, is what you see behind me.
So just east of the Franklin Mountains, both sides of 54 running north-south, Fort Bliss, the airport, all of that's right behind me. The downtown is this way, kind of pointing south. This way is pointing north.
And so the Northeast is awesome. It really is a great area. And I just wanted to highlight a couple of things about it real quick before we unleash Alex on it.
One thing that I really like about the Northeast is that, honestly, if you're looking for homes that are $150,000 or let's say below $200,000 in that $100,000 to $200,000 range, quite honestly, the Northeast is going to be where you're going to look because the homes are older and some of them are smaller.
Like you're going to be hard-pressed to find a three, excuse me, a two-bedroom home in Horizon City or in the Far East, you know. These are bigger homes meant for bigger families. However, in the Northeast, there are smaller homes.
There are some two-bedroom homes, homes that are coming in around, let's say, 700 to 1,200 square feet. So the great thing about that is that this is a fantastic location if you are looking to really maximize your money and find a great home at a really good price.
And the other thing that I think is really unique about the Northeast is that, since there are these smaller homes that are pretty well-priced, what's happening is people are coming in, investors, and they're either buying and holding these homes, they're buying these homes, renovating them, and flipping them and selling them, or they're buying these
homes, remodeling them, and then using them for long-term rentals or short-term rentals. Leah and I, honestly, are looking to pick up as many homes in the Northeast as we possibly can, renovate them, and then hold them for Airbnbs. So it's a great location for people that are looking to rent because long-term renters
like families in the military, it's super close to the base, very convenient. For short-term rentals, it's close to everything. It's close to the airport. It's close to downtown.
It's right, basically, in the Franklin Mountains. So the Northeast has a lot of great things going for it. And then one other disclaimer that I'm going to say about the Northeast is there's a little section of the Northeast, I'll put it up here on the screen, called Angel's Triangle.
Some people call it Devil's Triangle. I just drove through there on my way here just to check it out again. And it has a bad reputation. It has a reputation for being a wee bit on the crime-ridden side.
So full disclosure, there are a couple of areas in the Northeast that do not have a very good reputation. Angel's Triangle, it's essentially, what it looks like is that it used to be a little housing, kind of government housing, but that has since been shut down.
And really the only thing left there now are apartment buildings and such. So, please take that with a grain of salt. Again, I say this all the time, El Paso is a very, very, very safe city, consistently ranked as one of the safest cities in our entire country.
So without further ado, let's head it on over to Alex, and he's going to talk all about the Northeast. Today we're going to be talking about the Northeast. The Northeast is going to be located east of the Franklin Mountains and north of the
area that we call Central El Paso. Now the Northeast is going to be very popular when it comes down to military folks because it's conveniently very close to the military base for Bliss as well as the airport. Now the Northeast is a little bit more of an established area in El Paso.
You're going to find homes there from 1949 all the way to 2021. Now if you go south area of the Northeast, that's where you're going to find the more established neighborhoods a little bit older, and the more north you go in Northeast, you're going to find the newer development and newer homes in the area.
The homes here are going to range you from $70,000 all the way to $586,000, with your average in the Northeast being $183,000. Now I've heard this is a good area for investment when it comes down to rental properties, since we got a lot of military folks coming in, PCSing and stuff, I've heard it's a good investment
to do rental properties on the Northeast. Now we do have some grocery stores in the Northeast. Popular ones is going to be a Walmart Supercenter. We do have a Walmart Neighborhood Market as well.
We got a couple of Food Kings, which I've actually never been to that supermarket, but I've seen them all over the place. We got an Albertsons and we got a couple of local supermarkets and meat markets as well all over the Northeast.
Now there are a lot of schools in the Northeast. There's over 16 schools, including high schools, junior high schools, elementary schools, and over 11 daycares. For hospitals and clinics, it does have a Providence Hospital, it has an urgent care,
a family clinic, and south of the Northeast, you're going to find the VA Medical Center. There's a couple of strip malls in the Northeast that you're going to find, you know, your typical food stores, furniture stores, pet stores, all kinds of stuff, you're going to find a lot of strip malls when it comes down to Northeast as well.
When it comes down to food, there's plenty of restaurants, bars as well, some entertainment options as well, but there's a lot of options when it comes down to food. There's pharmacies, there's CVS, there is Walgreens as well. They do have four vet clinics that I found and about 13 pet groomers in the area.
Like I mentioned, they do have a lot of restaurants, food. There is a golf course called Fort Bliss Underwood Golf Complex. I believe you don't have to be in the military in order to play there, and I've heard it's a pretty nice place.
I've never actually been there. Now, we do have some areas that it has, I guess, some of a bad reputation. Since I moved here, I've heard about this area, just from people saying that it might not be an area that is very popular to visit, and that people call the Devil's Triangle,
or I think it's actually called Angel's Triangle, but people call it the Devil's Triangle. I've never been there in that specific area, I think. Like I said, I've just heard it doesn't have the best reputation in the Northeast. Other than that, it's a pretty nice area.
Like I said, you're going to find a lot of older homes there, especially if you go in the South or the Northeast, but you can find a lot of beautiful newer homes, even older homes that are very, very nice, remodeled, you can find as well. One thing I can say about the Northeast is, well, they have great food.
When it comes down to tacos, I've been to three different tacos in the Northeast and they're all very, very, very delicious. Okay, so now what we're going to do is what we call Neighborhood Spotlights. It's basically we pick two neighborhoods in the Northeast at random.
We have a lot that we like, and we want to give you a little bit of footage of the homes there, and I'm going to give you a little bit of information of the prices and what year the homes were built in that specific neighborhood. So first we're going to start with a neighborhood called North Hills.
Now this is going to be west of I-54, right next to the mountain. Now the homes here are going to be from 1990 all the way to 2005. I'll say the average homes here is going to be built early 2000s. The homes here are going to cost from $155,000 to $405,000 with an average of $250,000.

Now it's close to I-54 as well, and close to Dyer Street. The next neighborhood we're going to be talking about is called Westside.
This is a newly developed neighborhood north side of the Northeast. It began construction in 2007 as demand for housing in the area increased. The average of homes here is going to be built in 2015, and close to Dyer Street. Now it's close to Dyer Street.
