El Paso Receives Appraisal Valuations for 2023 | How to Protest

How do you protest your property tax appraisal in El Paso? File with the El Paso Central Appraisal District (EPCAD) at epcad.org by the deadline, then bring evidence that your home is overvalued so you can lower your taxable value.

When EPCAD mails your appraisal notice and the value looks too high, you can protest it. In the year this video covered, home values had jumped sharply, so many owners were affected, and the protest deadline was May 15. You can file online, by mail, or in person at the EPCAD office off Trowbridge, and choose an informal or formal hearing. Strong evidence helps: photos of issues with the home, repair receipts, a recent purchase contract, or a comparative market analysis (a CMA, where an agent pulls comparable sales within a mile or two over the last six months). Getting your value lowered can save hundreds or even thousands in taxes.

Hey El Paso homeowners, if you recently received your tax bill from the appraisal district and Your appraised value is a lot higher than you were hoping for and you want to protest it Stick around to the end of this video because we are offering Something for free that will greatly increase your chances of being successful. So what am I talking about?

Well, we are straight into April right now 2023 and most El Paso homeowners are going to receive their appraisal value from EPCAD El Paso Central Appraisal District and it's going to basically have your updated

appraisal value so this matters because the Value that you are appraised at is the amount of money that you are going to be Basically taxed on and as you know property taxes in Texas and El Paso are higher now That's offset by no state income tax

But nonetheless as your property value increases you inevitably pay more and more money in Property taxes and we know that over the last two years basically home prices have appreciated 30% Which is pretty dramatic, right? So most of you are probably in a position where your home has pretty drastically increased in value

However, there is an opportunity for you to protest the appraised value of your home And that's what we're going to talk about here just for a second This is this is something where if you believe that your home has been Overvalued I guess by the El Paso Central Appraisal District and you want to try to protest that value in hopes of bringing the value

Down so that you pay less in taxes you have until May 15th. Okay to go online We're going to put the website up here EPCAD.org You can file online you can print the the form off and mail it in person

You can go to the El Paso Central Appraisal District off of Trowbridge and basically you can request a hearing now You're gonna have to go on that website and read the fine print There's different types of informal versus formal where you can actually just submit the the document and hope that they they come back with a lower value you can go and

Present your case in front of a panel. So check out the website for the details But essentially if you do decide to do this protest you're going to want to bring evidence to support your your Opinion that the value should be lower What can you bring you can bring bring pictures?

So these are actually pictures of something that might be wrong with your home that suggests Hey, I don't have a brand new home here You know like it my home has some problems You could bring repair receipts if you recently purchased the home

You could bring your recent sales contract and here's where we're offering to do something for you because What you can also bring is a comparable market analysis. This is essentially Where typically real estate agents do this since we have access to this data

Where we look at all of the homes within a one to two mile radius of your home over the last six months and we? Figure out what your home should essentially be appraised at and so a comparable market analysis We call it a CMA can be very very handy if you're looking to protest your your property taxes Value so if you're interested in that offer you need to send us three things an email, okay?
