What are the best neighborhoods on the West Side of El Paso? Standouts include Enchanted Hills, Bear Ridge, Coronado Country Club, and Cimarron Canyon, areas tucked against the Franklin Mountains east of I-10 with easy hiking access and prices that climb as you go up the mountain.
The traditional West Side runs east of Interstate 10 along Mesa Street, a corridor packed with restaurants, coffee shops, gyms, and shopping. Enchanted Hills, built 2014 to 2021, runs $194,000 to $419,000 averaging $312,000, right by the Outlets Shops of El Paso and Eagle Vista Park. Bear Ridge, mostly early-2000s homes built 1984 to 2021, ranges $190,000 to $1.275 million averaging $428,000, close to mountain trails and a Walmart Neighborhood Market. Coronado Country Club, with homes from 1961 to 2021, runs $165,000 to $1.36 million averaging $399,000. Cimarron Canyon is the West Side's new-construction favorite, built 2010 to 2022 from $254,000 to $689,000 averaging $377,000, near West Town Marketplace and brand-new amenities.
Hi, and welcome to Living in El Paso, Texas. My name is John Peña, and in this video we're going to feature half of the west side. Hi, thank you so much for checking out the YouTube channel. My name is John Peña with Peña El Paso. If you are looking to buy, sell, or invest in El Paso,

Our main goal in this channel is to provide you with as much value as humanly possible. We want to be the real estate agency that provides the
highest quality, the highest level of care for you. So in this video we're going to talk about west El Paso. Now we've been doing these neighborhood spotlights. We've done central, east, northeast, far east, Horizon City. We're actually going to do two videos of the west side because Interstate 10, if you
look on the map, it runs north-south when we're west of the mountains. So the area east of Interstate 10 is the traditional west side. These homes have been here for a long time. Some of them are going on 20, 30, 40, 50 years of age. However, there is some new development that we're going to showcase for you. And then to the west
of Interstate 10, that's kind of a new up-and-coming area. It's closer to the New Mexico side of town, and there's some really fantastic development going on there. So we're going to talk about that in a following video. So this particular area that we're talking about on the west side is fantastic. I am standing on
the rooftop of Connective. Connective is one of the newer gyms in this area. It's amazing. They have this rooftop area where there's a lounge, a jogging track, all sorts of stuff. The gym itself is very technology focused. They've got amazing classes, amazing instructors. It's really a high-level place to get
your exercise on. In addition to places like this, fantastic restaurants, great coffee shops, awesome shopping. We're on Mesa. Essentially Mesa is a street that basically kind of runs the gamut of the west side. Tons of fantastic places off of there. And so we're excited to have Alex break down some of the specific
neighborhoods that you might be interested in when you're moving to El Paso. Of course all of the neighborhoods we couldn't focus in on one video, but for the most part the west side is a pretty fantastic option if you're looking for pretty great single-family homes that are conveniently
located near everything that you might want to be conveniently located by. So without further ado, here's Alex breaking down some of the neighborhoods in West El Paso. Now we're going to be talking about our neighborhood spotlights on the west side. The first neighborhood we're going to be talking
about is called Enchanted Hills. This neighborhood is going to be located east of I-10 and north of 375, right next to the Franklin Mountains. This neighborhood is going to have homes built from 2014 all the way to 2021, where the average built home there is going to be about 2018. The homes there are
going to be priced from $194,000 to $419,000 with an average price point of $312,000. You do have a park in that neighborhood called Eagle Vista Park. You do have some restaurants and businesses close by. There's actually a church pretty close by called Abundant Church. It's a huge
building. It looks actually like a shopping center. Talking about shopping centers, right next to the freeway, the other side of the freeway of this neighborhood, you're going to find the Outlets Shops of El Paso, where you're going to find a lot of shops there. You're going to find a lot of restaurants, fast
food, any type of store that you can think of an outlet to have. It's going to be there. You do have a hospital close by called the Hospitals of Providence, and being so close to the Franklin Mountains, you have a lot of access to a lot of cool trails that we have there going to the mountain. Now the second neighborhood
we're going to be talking about is called Bear Ridge. Now this neighborhood is going to be located east of I-10, west of the Franklin Mountains. Now the homes here are going to be built from 1984 to 2021, but most homes here are going to be built early 2000s. You're not going to find a lot of brand new homes in that
neighborhood. It's still a very desired neighborhood on the west side, but when it comes into new construction, you're not going to find very many in that neighborhood. Like I said, it's mainly early 2000s. Now the homes are going to be ranging you from $190,000 all the way to $1.275 million
with an average of $428,000. There are two elementary schools in that neighborhood as well as a middle school. It's also very close to the trails right there in the mountains so you can go hiking. There's five parks in that neighborhood and it's very close to a strip mall with
many food option stores, and they do have a Walmart neighborhood market right there in that strip mall pretty close by. The next neighborhood we're going to be talking about is called Coronado Country Club. Now this neighborhood is going to be located east of I-10 and west of the Franklin Mountains. The homes here are
going to be built from 1961 to 2021, but most of the homes here are going to be built late 90s and early 2000s. That's going to be the average. It's very rare that you're going to find actual 2021 homes for sale in those neighborhoods. Like I said, late 90s early 2000s is going to be the year that the average
homes are going to be built in that neighborhood. Now the price ranges are going to be from $165,000 to $1.36 million with an average of $399,000. Now this neighborhood is also close to the Franklin Mountains so you got easy access to a bunch of hiking and trails. You do have a Coronado Country Club in
that neighborhood. There is one church and you do have a couple schools in that neighborhood as well. Now the next neighborhood we're going to be talking about is one of the most popular neighborhoods I'll say on the west side when it comes down to new construction, and that's going to be a neighborhood
called Cimarron Canyon. Now Cimarron Canyon is going to be east of I-10, south of 375, west of the Franklin Mountains. Now the homes here are going to be built from 2010 all the way to 2021. You are going to find some homes that are being sold already that are 2022 that are being new construction. The homes
are going to range from $254,000 to $689,000 with an average price point of $377,000. Now it's close to the Franklin Mountains as well so you got easy access to trails, hiking. It's very close to West Town Marketplace. There's brand new amenities that you have
there on the west side close to Cimarron that has all kinds of shops, all kinds of fancy restaurants, stores. You do have a Walmart Supercenter as well as there. You got a Planet Fitness. It's a very very nice area on the west side that has a lot of brand new amenities.
Okay how many pull-ups do you think I can do? 12. Oh man! Alright I'm gonna do the simple version. Chin-ups. How strong do I look? Well in a sport coat, mediocre. What do you mean? That makes it look no strong. Alright yeah that's cool. Are you counting? I lost count. Yeah, 10.
Oh man! Oh yes! Nailed it!
