What is the Lower Valley of El Paso like? It is the area south of Interstate 10, including Socorro, with the most affordable homes in town, an average around $160,000, and a mix of very old buildings and a few pockets of new construction.
The Lower Valley splits into two sections, west and east of Loop 375, and is generally less developed than the rest of El Paso, with homes that have ranged from about $25,000 up to $950,000. You will find Walmarts on each side of 375, local markets, and schools like Socorro High School, though fewer options than the East or Far East. One honest caution from the video: new homes are sometimes built right next to much older, lower-income homes, which can slow how quickly they appreciate compared to Horizon City or the Far East. The newer pockets to know are near where Eastlake becomes Hueco Tanks Road south of I-10, with homes from 2018 to 2022 running $167,000 to $379,000 averaging $207,000, and an early-2000s pocket south of North Loop averaging about $148,000.

the other areas. The Westside, Horizon City, the Far East. We have not showcased this area known as the Lower Valley. So this area that we're in is Socorro, but there are some other areas that we're going
to show you. But a lot of people have been asking about the Lower Valley and I'm going to ask Leah to pan around here real quick and then I'm going to zoom in and this is Interstate 10 right there.
So we are south of Interstate 10. If you were to look further north of Interstate 10, that's where Horizon City is, that's where Far East is, okay? But we are south of Interstate 10.
My only concern about some of this area with new construction is that what they're doing is they're plopping down new construction, which looks great, but they're putting it down in the middle of some areas that have been around for a long time. I'm literally going to drive down that road one block and show you what's right behind
these houses. My only concern is that these houses may not appreciate as quickly as some of the other areas because of the surrounding homes around them. So let's jump in the car real quick and let's go take a look at what's around this little
pocket of new homes. Okay, so we were just looking at some lovely new homes, right? Now you're going to see what I'm talking about a little bit. And this area, Lower Valley, safe, friendly people, fantastic.
However, like I said, the trick is now I'm back in an older area. And like I said, my concern is going to be that since you just bought a brand new home in Socorro, your home, like I said, may not appreciate nearly as quickly as it might if it were in Horizon City or the Far East, where all of these homes are pretty similar, right?
However, over here, you know, right behind these new homes, these homes here, these are older, lower income homes, again, totally safe, you know, there's nothing to be concerned about there. But like I said, my concern as a real estate agent is that if you buy a home in an area
that, you know, is maybe considered a little more run down, then that does not bode well for your properties. So just something to keep in mind. However, this area is potentially going to blow up.
And so we did want to feature it. And for some people that want just a little bit more land, or they want maybe something that's not quite as polished, or they want to find maybe a home that is more affordable, this could be a great option for you.
So we're going to let Alex break it down for you. And again, this is going to be the Lower Valley. So now I'm going to give you a little information of the Lower Valley regarding the price of the homes you can find there, the year that the homes were built, and what type of homes
you can find in that area. Basically, what I consider the Lower Valley, we consider Lower Valley, anything south of I-10, there's two sections of the Lower Valley, one will be west of 375, and the other one will be east of 375.
Now west of 375 is where you're going to find, I guess, the older side of the Lower Valley. And then construction began to spread more into the east side. And you can see east of 375 is where you can find a little, a few pockets of new construction and newer neighborhoods being built.
But for the most part, a lot of the sections on the Lower Valley are going to be not as developed as the rest of El Paso, Texas. Now I'm going to give you, like I said, a little bit of information regarding the homes. First, I'm going to give you an average, like I said, of the whole section of the Lower
Valley when it comes down to prices of the homes. I literally found a home that it was $25,000. And the most expensive home that I found in the Lower Valley was $950,000. Now the average in the entire Lower Valley area is going to be $160,000 for the home.
Some homes there, they're built, I found a building, it reminds me of Mexico when I was a little kid. We used to go to this little town in Mexico close to Guadalajara for Independence Day. And they have, similar to this building, it was built in 1900.
It's a large structure, one story, with wooden doors. It just looks like you're in the Wild West. Very, very pretty. But obviously, you know, 1900, so you can find very old buildings in the Lower Valley.
And obviously, you can find new construction. There's pockets in the Lower Valley, especially underneath Horizon City, south of I-10, where there's a couple areas that you have pockets of new construction. Now, you do have, I mean, even though it's not as developed as neighborhood-wise as other
areas, you do have, there's a Walmart on each side of Lower Valley, west side of 375, east side of 375. And you do have a lot of local markets, you do have schools, high school, there's Socorro High School.
So you do have, like I said, options when it comes down to shopping and stuff, just not as many options, like let's say the east side, far east. But like I said, mainly the neighborhoods, especially on the east side of 375, it's just not as developed as the other areas.
Also in there, like I said, you do have a lot of elementary schools, high schools, daycares. Like I said, you do have all the amenities that you might need, just not a lot of options. Now, I do want to focus a little bit, like I said, a lot of people reach out to us because they see a home that looks very, it's a nice looking home, everything looks great.
But they're not aware of the surrounding and the neighborhood, right? We usually don't recommend people to get homes on that side of the El Paso, which is Lower Valley, south of I-10, just because it's a safe place and everything. But just because since it's not as developed as the other areas, the homes are not going
to appreciate as much as the rest of El Paso, I would say. That is the main reason. But obviously some people, including myself, when I didn't live here, I didn't know that that was the case.
So I'm looking at homes and they look nice, but once you know the area, which is a huge important decision as well, is when you can realize, okay, we don't mind, it's okay with living in that area. But most people were like, okay, thanks for letting me know.
It's not somewhere that I want to live. Like I said, mainly we don't recommend it because the homes are not going to appreciate as much. I'm saying that I also, I'm hoping and I'm expecting, since there's certain pockets of
the Lower Valley that we're getting new construction, especially east of 375, I'm hoping that we will see that area change and transform into more of a, well, right now it's Horizon City. Horizon City, like the newest area of El Paso, brand new construction, new amenities, just not as many amenities yet.
They haven't catch up to like the Far East. So I'm hoping and I'm assuming that the Lower Valley, especially underneath Horizon City, it might become one of those areas in the future once it's more developed. Like I said, there's only a few pockets of neighborhoods that are brand new in there.
And I want to talk about them just so I can give you an idea of, like I said, those areas, what kind of homes you can find and what are the average prices. So this neighborhood is going to be, like I said, there's a most popular road in Horizon One of the most popular roads in Horizon City is called Eastlake.
That runs south. As soon as it passes I-10, it becomes Waco Tanks, I believe is the name of the road. Now that road, as soon as you cross the freeway, that's where you're going to have one of the few pockets of new constructions that you're going to have in the Lower Valley.
And a lot of people send us those homes because they're nice looking homes. So mainly all the homes that are going to be built in that little section from 2018 all the way to 2021, 22, like I said, most of those are like brand new constructions and they're continuing to build.
Now south of that neighborhood, there's a street that divides called North Loop. As soon as you cross that street, you're going to see another pocket of newer neighborhoods compared to the rest of the Lower Valley. Most of the homes in there are going to be 2005, early 2000s.
If you go even more south, that's where you're going to find like Socorro High School. And those areas are usually going to find older homes, 80s, 70s, 50s, all that type of stuff. Now the homes in that little pocket of neighborhood that I mentioned that is brand new, north
of North Loop and south of I-10, you're going to find homes there from $167,000 to $379,000 with an average of $207,000. That is on the pocket of new construction right there on the Lower Valley. Now if you go south of North Loop, which is the street that divides that neighborhood
with the other newer neighborhood as well, you're going to find homes there about, like I said, early 2000s, 2005. The homes there are going to average about $148,000. Like I said, you can find homes there $200,000, $180,000, $210,000, it varies.
Like I said, those are the two pocket of neighborhoods that I'll say has a newer construction. But like I said, we're hoping that in the future, the Lower Valley, especially that area will become a little bit more populated with newer neighborhoods. That way it will become like a new Horizon City.
Interest rates go down, yeah, we're happy all around. A thousand buyers in town, but no houses to be found. Interest rates go up, sellers be aware. The buyers that filled your cup have vanished into thin air.
