What is the North Hills neighborhood in Northeast El Paso like? It is a tucked-away pocket framed by the Franklin Mountains, with mostly 1990s and early-2000s homes, many on big lots with three-car garages, and prices roughly in the $200,000s to low $300,000s.
North Hills sits in the northwest corner of the Northeast, right against the Franklin Mountains, with killer parks and direct access to hiking and mountain biking trails. It is not a huge area, only about 33 homes came up for sale in a year, so it stays quiet and a bit hidden. Homes lean larger here, often well over 2,500 square feet, and there is no HOA, so you can park an RV. Chuck Heinrich Memorial Park anchors the area with green space, playgrounds, and a monument to fallen El Paso law enforcement. To show the range, the priciest sale that year was $400,000 (five bed, just under 3,000 square feet, built 2004), the cheapest was $115,000 (three bed, 1,761 square feet, built 1992), and one under contract listed at $238,000.
Hi, and welcome to Living in El Paso, Texas. My name is John Peña, and in this episode we're going to spotlight one of my favorite neighborhoods in the Northeast called North Hills. Hi my name is John Peña, I'm a real estate agent here in El Paso, Texas, and on this
channel we talk about everything El Paso, Texas, eat, sleep, work, play. If that's the kind of information that you're interested in, please consider subscribing to the channel. Give us a like if you feel so inclined, or even better, share a video with somebody that
you know. If you are contemplating moving to El Paso, one of the first things that you probably want to decide is where exactly you're going to live. On this channel we've featured, you know, the Far East, Horizon City, the West Side,
the Northeast, and what I wanted to do for some folks is kind of spotlight some of the different actual kind of little pockets within these areas. So the pocket that we're going to talk about and show you today is called North Hills, and it's in the Northeast.
The Franklin Mountains behind me frame it beautifully as you're going to see. Older homes, most of them were built in the 1990s. House range, I'd say about 200 to 300, give or take. And so you're going to see it's a pretty great area, very conveniently located, and great
views, affordable prices, killer parks, right by walking, hiking, biking trails. So without further ado, the North Hills in the Northeast. This is where we're going to start. This is a good view of the map kind of zooming here.
We're in the Northeast, Franklin Mountains to the left, 54 to the east and south, and this is the North Hills area. So all of these dots are essentially 33 homes that over the last year or so have been for sale, sold, are for sale, or maybe are even under contract.
So I just wanted to kind of give you a look at this just to say this isn't a huge area, so not everybody's going to move to the North Hills. There are only so many homes that come up within a year, and you're looking at it. So throughout the video also, though, I do showcase the home that was the least expensive,
the most expensive, and one that's under contract now. So stay tuned for that. This is Miguel and myself standing on essentially a flood control levee that kind of borders the North Hills to the west.
So I'm looking north, now I'm looking east, swinging over, looking south, but it gives you a good idea of that area of the North Hills. And then you can look in here into the Franklin Mountains, and there's tons of epic hiking through all of that, which we'll talk about shortly.
So it does have its own fire station close by. And these are some of the homes that you're going to find in the North Hills. So like I said, a lot of these homes were built in the 1990s or early 2000s, not a lot of new homes in here really at all, but at the same time, not a lot of homes much older
than 1990. So the majority of homes in El Paso, you can see this one's pretty big, obviously, you know, that is well over 2,500 square feet, I would say. Most of our homes in El Paso, I would say, range from about 1,600 to 2,200 square feet.
So a lot of these homes are a little on the bigger side, big old cul-de-sac here. And this home right here is the most expensive home that sold in that last year at $400,000. That one is a five bed, two bath, just under 3,000 square feet and was built in 2004. So now that was a pretty sharp looking house, you know, three car garage.
And that's one thing that's nice about the homes over here is that a lot of them are three car garages. Typically in El Paso, you know, with your single family home, you're definitely going to get a attached two car garage.
That is, you know, very common. RVs, of course, yes. You can park them in your driveway. Lots of homes even have RV parking.
Of course, if you live in an area with an HOA, they may have something else to say about that. But in North Hills, there is not an HOA and, you know, you can park your RV. So you might notice refrigerated air units or evaporative cooling units on the roofs,
and we'll talk more about that in a future episode. This is Chuck Heinrich Memorial Park, Heinrich. This is a monument dedicated to El Paso law enforcement officers that were killed in the line of duty.
This is a really expansive, beautiful park. Everything is so green right now. This is mid-July 2021. Everything's so green because we just got a ton of rain.
But also, you know, this is nice trees, plenty of playground equipment for the kids. And this was one of the first parks we actually did a hike from, which we'll talk about later. So back to some of the homes, again, you know, the nice thing about some of these is that they back up essentially either to the levee or to the Franklin Mountains.
And so, you know, that's a pretty epic location, if you ask me. The Franklin Mountains, like I said, really frame it. This home right there, the cheapest home that sold last year in North Hills, that home sold for $115,000, three bed, two bath, 1,761 square feet, built in 1992.
And so now that one was a little beat up on the outside. I suspect it might've been a little beat up on the inside as well. So you know, for what it's worth, still pretty good price. And you know, what they say about buying the cheapest home in the best neighborhood is
always a good play. Solar panels, totally great in all of El Paso. This home right here, this home, sorry, not this one, it tricked me. The home after this guy, wait for it, right here.
This home is under contract now. It's listed for $238,000, three bed, two bath, just over 2,000 square feet, built in 1990. I was actually in that home and it's pretty nice. So just so you can get a good idea of the price.
This is just off of the park and they have this new cool art, little entrance thing. Oh yeah, teaser alert, we are going to this summer have finally our creatures and critters episode looking to find some snakes and I'm going to let myself talk here. This will be cool just because people will be like, oh, you can, well I mean you can
like literally go like hiking or mountain biking, like right from here, have you been up here? I have not. This is literally the second time I've been up here.
Yeah, like you can go forever really. That is right folks, you can go forever. You really can and there's so much hiking in there. The 10 mines hike we're going to do here pretty soon.
So if you're into hiking, mountain biking, we saw a mountain biker coming off right when we went in. If you're into any of that, that is the area. We took our dogs last time.
So this is the lazy cow trails. This is just north of North Hills. And speaking of what is north of North Hills, basically what you're going to see, Miguel and I are going to drive by it here pretty soon, undeveloped land used for grazing.
Slated for eventual development. So not sure exactly what that eventual development is. I do not believe that this is the area that I was talking about in one of the last videos. We're a little bit too far west, I believe for that.
That development is actually happening behind us, I believe a little, just a little further to the east. So there you have it. That is a pocket of the Northeast called North Hills.
It's a really lovely little area, kind of tucked away. You know, you're on the outskirts of the Northeast, right up there in kind of the northwest corner. You're tucked right into the Franklin Mountains, so to speak. Really nice area.
Healy, you're up. So you've got an epic view over the east side. So great little area. If you like these types of little neighborhood spotlight episodes, by all means, please drop
a comment for us so that we can know that you like this kind of content. Other than that, we are pretty excited to start leveraging our Facebook page, El Paso page to kind of show people what's coming up in the future. So thanks, everybody.
