Warehouse and Commercial Construction BOOM

Why is El Paso in a warehouse and distribution construction boom? It is being driven by the growing manufacturing industry just across the border in Juarez, which needs El Paso space to store and ship goods.

We break down why this is happening: as more manufacturing space gets leased in Juarez, demand for warehouse and distribution space in El Paso rises right alongside it. Pandemic-era supply chain disruptions pushed companies to keep raw materials warehoused on site rather than rely on long shipments from overseas, and that takes space. Developers are putting up speculative projects in anticipation of continued growth, including a large distribution center for TJX Companies, the parent of Marshalls. The upside for the local economy is real: construction jobs, a stronger tax base, and steady warehouse and distribution work as the city grows.

Warehouse and Commercial Construction BOOM

Hey, El Paso, did you know that we are in the midst of a record-setting warehouse and distribution construction boom? All right, according to the El Paso Times. So, basically, why are we getting all of this new warehouse and distribution? Why are we getting all of this type of construction and building? Because it's being fueled by the growing manufacturing industry right across the border.

So, as Juarez manufactures more goods, well, El Paso needs more space to actually store those goods and then, you know, send them out for distribution. So, why are we getting kind of this big boom in both El Paso and Juarez? Pandemic-related supply chain issues. So, the more manufacturing space that gets leased in Juarez, the more demand that we're going to see in El Paso. So, you know, another problem is that, basically, because of those supply chain issues, what a lot of companies are doing is they're deciding to, like, warehouse and keep raw materials on site, rather than depend on, you know, China, you know, to ship those to us.

So, where are you going to put all of these raw materials? Well, you need space for that warehouse, for that distribution center, and that's exactly what's happening. Which is awesome for construction, which is awesome for the local economy. They're building a lot of speculative projects, meaning that they're anticipating future growth and future need in that sector. And so, again, great for the economy.

There's a giant distribution center being built in TJX Companies. What do they do? They supply Marshall's clothing stores, you know. So, pretty interesting, you know, lots of good things coming to El Paso. As the city grows, this type of development is awesome, because not only does it create construction jobs, help with the tax base, but it also creates jobs for people that are going to need to, you know, work in those distribution and warehouse centers.
