Is now a good time to invest in real estate in El Paso? A cooling market opens the door, and single-family rentals are the strongest play here thanks to steady demand and a constant flow of Fort Bliss military families.

John Peña breaks down the El Paso investment landscape. When prices settle or dip, investors get the chance to buy low and add to a portfolio, the opposite of the hot 2020 to 2021 seller's market. Single-family homes perform best here: most neighborhoods are safe and well established, and there is always tenant demand from renters not yet ready to buy plus Fort Bliss families who often rent for a few years before their next move. Duplex and fourplex inventory is thin in El Paso, but multi-unit deals like apartments do come up. He also points to revitalization momentum near Sunland Park, where investors bought Western Playland and are eyeing a new music venue.

Is Now the Time to INVEST in El Paso?

me? That's because Miguel and I were just in Sunland Park. It's a community that's literally right by El Paso, is New Mexico. The casino is down there, racetracks, everything.

So anyway, the reason that you're looking at that is because I think it looks cool, and it's not going to look like this ever again, because a group of investors purchased Western Playland and are going to kind of remodel it, bring it to more of their vision to sort of revitalize that amusement park.

And catty-corner from there, a number of investors are also looking to build an indoor-outdoor music venue to attract concerts, like big-name people, so that we don't miss out. Like a lot of times, if a big-name musician is coming through San Diego and making their way, let's say, to Houston, Austin, a lot of times El Paso gets skipped.

We don't have a venue that maybe appeals to those bigger music groups, but some investors are going to make, hopefully, make that change. And so, that's pretty exciting. And it's also exciting if you're an investor, because you know that a changing market means

new opportunities. And so, 2020, 2021, when it was a seller's market, when prices were high, investors were not typically, you know, purchasing up a ton of properties, right? Investors, no matter what they're investing in, ideally, you buy when prices are low.

And so, we may be finding ourselves in an environment here in El Paso and everywhere in the country where home prices either just kind of settle or start to drop, which is what we're seeing in a lot of communities. And so, those are then the times an investor is going to have an opportunity to potentially

pick up and add to their portfolio. So, let me just briefly give you the breakdown of how we kind of see the investment market here, and then I'm going to pitch you on joining our buyer's list. And so, basically, single-family homes do great here.

Most of our communities are safe, well-established, and parks, nice streets, amenities. And those homes are always going to have tenants because not only just do we have a lot of people in El Paso who may not be in a position yet to buy a home and they need to rent a home, especially when interest rates are 7%, 8%, 9%, but we have Fort Bliss where we're

getting a constant influx of military personnel and families who may not want to buy a home for three, four years, have to sell it and go to the next place. So, they might rent a home. And so, our market, our demand for single-family homes in El Paso is very strong.

Now, a lot of people do reach out to us and say, hey, I want to do a duplex, I'm looking for a fourplex, right? To be honest, we don't have a lot of that inventory. I don't know exactly why that is.

I know in other cities that's not the case, but here in El Paso, we don't have a ton of that inventory, but we can, of course, share that with you. And then, after that, we see basically multi-units, apartments. We are actually helping some folks right now look at a multi-unit, I believe it's a 12-unit.
