Who pays the real estate agent commission in Texas? In a typical residential sale, the seller pays both agents, so a buyer usually does not pay to be represented.
Alejandro, the bilingual partner, explains the standard setup in Texas: a typical commission is about 6% of the sales price, split 3% to the listing agent and 3% to the buyer's agent, and the seller covers both. On a $200,000 home, that is $12,000 total, with $6,000 to each agent. The practical takeaway for buyers is that you can have your own agent represent you without paying that commission out of pocket.
Hi, my name is Alejandro Sosa. I'm a real estate agent here at Peña El Paso Realty Group and today we're going to be talking about who pays for the real estate agent's commission. Here in the state of Texas, for a typical residential real estate transaction, the seller is going to be paying for both the buyer's agent and the listing agent's commission.
So a typical commission is going to be 6% of the sales price. 3% is going to go to the listing agent and 3% is going to go to the buyer's agent. Let me give you an example. A home that is $200,000, the seller is going to have to pay $12,000 towards the agent's commission. $6,000 is going to go to the buyer's agent and $6,000 is going to go for the listing
agent. So if you're a buyer looking to purchase a home, you don't really need to pay to get represented in a real estate transaction here in Texas.
